TERMS AND CONDITIONS 
 
 

Agreement 
By confirming this reservation and occupying a Premier Property Management Vacation Rental, you expressly acknowledge and agree that: You are 25 years of age and will provide a valid form of ID as proof upon request. If it is determined that we have been misled, we have the right to remove you from the property and retain rent collected. You will occupy the property for the reserved dates not to exceed those dates without prior authorization and paying for additional nights. 
 

 
Reservations 
Reservation(s) may be placed up to (1) year in advance, but are subject to the rates in effect for the year said reservation(s) are placed. Reservations can be held for five (5) days. If a signed rental agreement and payment are not received within that five (5) day period, the reserved property will be released back to inventory. Rates are quoted on a per night, per week or per month basis as noted. Rates and fees are subject to change without notice. All reservations are subject to Management and Property Owner approval. Under these terms the Property Owner and/or Management reserve the right to cancel any reservation within 7 days of the initial payment so long as the arrival date is greater than 30 days from the initial payment date. In such an even all funds will be refunded to the guest at no charge. If for any reason beyond the control of Management the Property becomes unavailable, Management may substitute a comparable unit or cancel the reservation and refund in full all payments made by the Guest. If you intend to receive mail during your stay, you must acquire off-property accommodations for receiving personal mail. If you intend to receive UPS or FedEx during your stay, ensure it is delivered to the property address and NOT to the property mailbox as we do not have access to the mailboxes. 
 
 

Method of Payment 
All payments must be made in U.S. funds and by ONE person in the Party. Payment can be made by major credit card (AMEX, Discover, Visa, Mastercard) or check. If making payments by check, the check should be made payable to Premier Property Mgmt and mailed to 305 Calais Dr Ste B, Mesquite NV 89027 and it a timely manner so as to allow 10 days for the check to clear your bank. Guest authorizes Management to charge the credit card on file for deposits, balances, cleaning fee, damage waiver, administrative fee or any other optional charges Guest agreed to pay. 
 
 

Deposit and Balance 
A deposit in the sum of $500 or the full rental amount, which ever is less, plus the non-refundable Administrative fee of $19.95 is due and will be processed at the time of reservation to secure the reservation and is applicable to your stay. Any balance remaining will be processed 30 days prior to arrival. 
 
Cancellations and Changes 
All cancellation refunds are subject to a 10% Processing fee. Cancellation requests received 30 days or more prior to arrival will receive a refund of all monies paid less the 10% Processing fee and the non-refundable Administrative fee. Cancellation requests received less than 30 days prior to arrival forfeit all monies. Change request to reservations may be made 30 days or more prior to arrival and are subject to availability. No changes to reservations may be made less than 30 days prior to arrival. Guests are responsible for obtaining confirmation of the cancellation/change request. There are no refunds for late arrivals, early departures or no-shows. 
 
Damage Waiver 
There is a mandatory $39 Damage Waiver which covers unintentional damages to the rental property which occur during your stay not to exceed $3000 provided the damages are disclosed to management prior to check-out. Properties are inspected before each arrival and after each departure. Any damages exceeding $3000 will be charged to the credit card on file. 
 
Travel Insurance 
Generali Global Assistance has been made available with your reservation. Vacation Rental Insurance reimburses for pre-paid, non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. We recommend purchasing this valuable protection. If declined, you acknowledge you have read and understand our cancellation policy and choose not to purchase Vacation Rental Insurance on behalf of all occupants. Any questions regarding travel insurance should be directed Generali at 800-348-9505. 
 
Occupancy 
Each vacation rental property has a designated maximum occupancy based on the number of people that can sleep in the existing beds. Occupancy level does not apply to children 2 years of age or younger. Immediate eviction without refund is probable if occupancy is exceeded. 
 
Smoking 
Smoking of any kind (including but not limited to vaping, cigarettes and marijuana) is strictly prohibited inside any property. Breach of the smoking policy will result in immediate termination of the lease and a $500 fine charged to the Guest credit card on file. 
 
Check-in/Check-out 
We provide self-check-in at all of our properties. 2-3 days prior to your arrival you will receive a text with instructions for check-in which include a unique 4 digit lock code and our after hours emergency phone number. The code will be timed for your arrival and departure. You are welcome to arrive any time after 4:00 pm on the day of arrival. Check-out is 11:00 am on the day of departure. Early check-in or late check-out may be requested and is subject to property availability. There is a $25 Convenience fee assessed for this service. On departure, please remove all garbage from the Property and place it in the outside trash receptacle, remove perishables from the refrigerator and dispose, load and start the dishwasher. Please leave pool fobs, parking passes, garage openers, etc. on the kitchen counter and lock the door behind you. Guests will be charged for missing items; parking passes $50, pool fobs $150, garage openers $75                 
 
Maintenance and Reporting 
Your reservation and acceptance of the Terms and Conditions binds you to a specific property and specific dates rendering it unavailable to others. There is an inherent chance a guest takes in renting a property. Our staff will do everything possible to ensure that you have solid expectations of the property. We cannot simply move you or cancel your reservation as each property is privately owned. If you find a property function inoperable or breaks during your stay, please notify our office and every effort to remedy the issue will be made. We cannot address an issue if we do not know about it; therefore, it is important to notify our office at the earliest opportunity. Do not wait until your stay is over. If it is an issue you only wish to notify us of but do not want your vacation interrupted, we will schedule it to be addressed on your departure; otherwise we will make every effort to ensure the property is in operating condition prior to your arrival. If for any reason beyond the control of Management the Property becomes unavailable, Management may substitute a comparable unit or cancel the reservation and refund in full all payments made by the Guest. No refunds or rent reductions will be made due to failure of appliances, equipment or amenities. 
 
Right to Enter 
Guest agrees Management reserves the right to enter the Property any time to investigate disturbances, check occupancy, check for damage, make necessary repairs and/or maintenance, or to show the property to prospective purchasers. Every effort will be made to provide prior notice to the Guest. 
 
Housekeeping and Supplies 
There is no daily maid service. Departure cleaning has been included in your reservation. All properties are furnished with bath/kitchen/bed linens, cooking/eating utensils, and a starter supply of expendable supplies such as paper goods, trash bags, dishwasher pods, washer pods, body soap, shampoo, conditioner and basic cleaning supplies. If, after departure, it is determined the property requires additional cleaning beyond what is normal, costs associated with the additional housekeeping time will be the responsibility of the guest. 
 
Noise Ordinance 
Violation of the local Noise Ordinance may result in immediate removal from the property 

Noise will become a "Noise Disturbance" in violation of the Code if a person makes, causes to be made or allows any noise   

(1) such that it is a nuisance that annoys, distresses or disturbs the quiet, comfort or repose of any reasonable person with ordinary sensibilities  

(2) such that it is plainly audible by any peace officer or other enforcement agent  

a. located on the receiving property (at the curb line or boundary line of the receiving property), or   

b. located on the boundary line closest to the source of the sound, or   

c. located at fifty (50) feet, or more, from where the source of the sound is generated, if in a space accessible to the public or  a public right-of-way; or  

 (3) which exceeds the maximum permissible sound levels identified in the ordinance 

 
The noise disturbance standards will adjust according to a number of factors, the primary of which will be residential vs. commercial districts, day of week and time of day. Example: Some music and loud talking from a backyard party next door on a Saturday afternoon at 4 p.m. may be reasonable or normal, but the same level of noise/music would likely not be reasonable at 1 a.m. on a Sunday. 

 

Provision 1 

Pets are allowed at Pet Friendly properties with an associated non-refundable pet fee as follows; 7 days or less $75 per pet, 8 days or more $150 per pet with a limit of 2 pets. All pet waste must be collected and disposed of in the outside trash receptacle in a secured pet waste bag. Any guest found in violation of this policy will be subject to immediate eviction and a $500 fine. 

 

Provision 2 

Amenities available to the guest(s) during the stay includes the pool, hot tub, and exercise center. These are available to the guest(s) only, not family or friends who may come to visit during your stay. The amenities are available as a convenience, their availability is not at the discretion of Premier Property Mgmt but rather the governing HOA Board and Management Company. Premier Property Mgmt is not responsible for nor do we have control over Amenity(ies) availability or lack thereof during your stay. 

 

Provision 3 

The guest acknowledges, by reserving a property with a private pool and/or hot tub, that there are potential dangers inherent with the improper and/or unsupervised use for adults as well as children. The guests agree they are swimming at their own risk. If you find mechanicals appear to be malfunctioning, you agree to contact the office as soon as possible.
